Mechanical Ventilation

Mechanical ventilation is one of a building’s most important systems and, paradoxically, one of the least visible and most ignored until the problem is already upon you: condensation on walls, mould in bathrooms, persistent odours, stale air in offices or busy premises, or chronic dampness that no anti-mould paint can resolve, directly affecting people’s health and also compromising the building’s efficiency and thermal comfort.

What is Mechanical Ventilation and Why is it Mandatory

Ventilating is not just about opening a window. Controlled mechanical ventilation (CMV) is a continuous renewal system that extracts stale air and replaces it with filtered air, controlling CO2, humidity, and pollutant levels according to the healthy ranges of the CTE (Technical Building Code) and RITE (Regulation of Thermal Installations in Buildings).

Since 2006, these systems have been mandatory in new-build construction in Spain. However, regulations also require specific air renewal standards for full renovations, changes of use, or hospitality premises. Correct installation avoids penalties and administrative problems, always guaranteeing the comfort and health of all occupants.

OUR SOLUTIONS

Mechanical Ventilation Systems We Install

Controlled Mechanical Ventilation for Homes - CMV

In high energy-efficiency homes, CMV ensures renovated and filtered air silently without the need to open windows. The dual-flow system with a heat recovery unit is the most advanced solution: it exchanges thermal energy to harness up to 90% of the heat, maintaining comfort without spending additional energy on climate control.

Heat Recovery Units for Premises, Restaurants, and Hospitality

In high-occupancy premises, air renewal is vital. The high-efficiency heat recovery unit rescues up to 90% of the energy, avoiding massive thermal losses. In hospitality or gym businesses, energy savings are so high that the investment is recovered in less than three years, guaranteeing comfort and health without skyrocketing costs.

Dehumidification Systems

High humidity in basements and pools on the Costa del Sol generates mould and damages structures. Our mechanical dehumidification systems maintain air within healthy ranges (40-60%) autonomously. We install everything from domestic equipment to industrial units for laundries, guaranteeing dry, healthy environments and total comfort without building works.

ISOLATED SYSTEMS

The Problem of Humidity and Mould on the Costa del Sol

The Mediterranean climate of the Costa del Sol has many virtues, but it also presents a peculiarity that affects buildings: ambient humidity is high in the autumn and winter months, especially in areas near the sea or at higher altitudes in the hills. When this external humidity combines with insufficient ventilation and poor thermal insulation in thermal bridges, the result is damp spots, condensation on windows, and cold corners of rooms, and the appearance of black mould in bathrooms and bedrooms.

The long-term solution is not anti-mould paint or a portable dehumidifier that fills with water every two days. The solution is a well-designed mechanical ventilation system that renews the air continuously and keeps relative humidity within the correct parameters. In many cases, the diagnosis is not complicated: mould appears because the humid air produced inside—from showers, cooking, the occupants’ breathing—has nowhere to escape. With the correct CMV, it disappears permanently.

Applicable Regulations

RITE and CTE

Every ventilation installation in Spain must comply with the Regulation of Thermal Installations in Buildings (RITE) and the Basic Document HS3 of the Technical Building Code (CTE), which establish minimum ventilation rates based on use and occupancy. In public-use premises, the installation must be signed off by a competent technician and registered with the corresponding body, such as the Andalusian Energy Agency.

At Inove Ecoenergia, we always work in compliance with current regulations. We take care of the technical design, equipment selection, execution, and all necessary documentation for legalisation. The client receives a legalised installation, with its certificate and maintenance log, without having to manage any administrative procedures.
